Terms & Conditions

  1. All information is given in good faith, including the details of the property whether in writing or verbally and we endeavour to ensure accuracy – therefore we do not hold ourselves responsible for any loss, damage or injury sustained by guests during their stay. HOLIDAY INSURANCE IS RECOMMENDED.

  2. A deposit of 50% of the total cost of the rental is required upon booking, with the balance being due no later than 6 weeks prior to arrival. Reminders for the balance will not be sent. If a booking is made 6 weeks or less from the start of the period of stay then the full balance of rent must be paid. You will be required to pay a breakage deposit of £150 when you make your first payment. The breakage deposit will be refunded to you (less any costs for breakages, damage, excessive cleaning etc) within 2 weeks from your departure date.

  3. Cancellations by the guest of less than 6 weeks’ notice will be subject to forfeiture of the full charge if the property cannot be re-let. All other cancellations will be subject to forfeiture of the deposit paid.

  4. We will not be responsible for any change in description of decoration or furnishings which may have taken place between the time of booking and arrival. The period of hire shall be from 2pm on the day of arrival and the property must be vacated by 10am on the day of departure. It is the responsibility of the guest to contact Steph 1 hour prior to the agreed arrival time to confirm you are on schedule.

  5. The property may not be occupied by more than the maximum number of guests stated in the property description, four people. The guest shall not sub-let any part of the property. Only those named upon booking may stay in the property.

  6. Guests are asked to maintain the property and its contents in a clean and tidy condition, failure to do so will result in an extra cleaning charge being levied. The guests shall be liable to the owner for any loss, costs, expenses or claims arising from any damage caused to the property and/or its contents by the deliberate or negligent act or omission of themselves or any person in his/her party.

  7. Strictly no pets of any kind or size are allowed in the property.  No smoking is permitted in the property or in the communal areas.  This includes no vaping of electronic cigarettes or e-cigarettes anywhere inside the building. If guests smoke in the property a £150 fine will be charged and, if we subsequently lose business, we reserve the right to recover our losses directly from the guest. For the comfort of other guests and neighbouring properties, together with the possibility of causing damage, barbeques are not allowed.

  8. The guest shall allow the owner, or his agents or employees entry to the premises for all reasonable purposes.

  9. Guests are asked to keep the noise to a reasonable level, particularly between the hours of 8pm and 11am.

  10. Only 1 parking space is allocated. Other parking is available in the city centre at a charge. If a second vehicle is parked in the accommodation car park without prior permission and arrangement a fine of £100 will be charged.

  11. All keys must be left behind on day of departure. Failure to do so will incur a charge for replacement.

  12. We ask that if you are unhappy with anything (whilst we hope you will never have reason to be), that you contact Steph immediately in order for us to deal with your complaint (and hopefully resolve it) as quickly as possible. We regret it is not possible to consider complaints once the property has been vacated.
